When a property is annexed by the City of Austin, it must go through the City’s Zoning and Platting Department and the City Council to determine zoning and land use. NASWC receives notice of this Application for Rezoning, as well as notification of applications for Site Plan Approval. By the time a property has reached Site Plan process, the zoning - which determines what uses/businesses are allowed on the property - is usually already in place.
The NASWC Zoning Committee follows up these notices about properties in our community; often we are contacted by the owner and/or developer for our input and in numerous cases NASWC has worked with owners to include Restrictive Covenants on the property that limit the type of construction and business uses to those compatible with our neighborhood community. There is also a review of the online documentation for Site Plan notices.

Zoning Committee meetings are held as needed to review specific cases when we receive notices from the City. Members also attend hearings of the Zoning & Platting Commission for cases in our area.
